Formula for Estimating the cost of a house:

The minimum of each house is based on a formula which is accepted by Architect’s and builders in the Philippines. The formula put is simply this.
To estimate the minimum of a house, multiply the floor area P10,000 to P25,000.
For example:
50 sq. m X P 10,000 per sq.m = P 500,000
50 sq. m X P 15,000 per sq.m = P 750,000
50 sq. m X P 20,000 per sq.m = P 1,000,000
50 sq. m X P 25,000 per sq.m = P 1,250,000
Hence, the minimum cost of the house will be P 10,000. This includes the cost of labor and materials. For a house constructed as a livable shell the cost maybe estimated at P 10,000 per sq. m in this case a 50 sq. m. house per sq.m. would be P 500,000 to build.

a. Two basic Assumptions:
What type would you get if you followed the minimum cost formula? First, we assume the existence of electricity and water in the area or subdivision where you are putting up your house. If you have to provide your own water supply, you will have to shoulder additional expenses. If there is no electricity, we suggest that you start looking around for another lot.

b. What type of a house can you build?
Assuming that you purchased in the area that provides water and electricity, of a house using the minimum cost formula, will include using the following: reinforced concrete footings, 6” concrete hollow blocks, for exterior walls, plus vinyl tiles for flooring.
For the Two storey houses, we have the floor framing system and the roof framing system of wood. This budget will also enable you to use G.I. sheets for the roof and plywood for the ceilings. Complete toilet fixtures and vitrified glazed and unglazed tiles for the toilet and baths.

c. Can I build a cheaper house?
Yes you can build a house for much less than is livable. Impossible? Definitely not!
When we say livable we mean a house that includes that the basic necessities such as toilet and bath, kitchen sink and counter, plumbing, electricity, together with living and sleeping areas. And it’s now ready for occupancy. Livable spells functional. This type of house grows with your budget. The finishes can come later.

d. Additional Finishes:
If your budget allows you to spend more on your house, you will be able to spend more on finishes. When we talk about finishes, we refer to additional decorative items such as narra for doors, wrought iron grills for windows, marble for floors. Spanish clay tiles for the roof, and so fort, that will serve to enhance the beauty and the value of your home.
